Where Does an Investor Buy Materials for their Properties?

If you’re new to the fix-n-flip or rental world, the question of where to get your cabinets, flooring, fixtures, and other materials to make a silk purse from a sow’s ear is one that will make you lose sleep. Don’t worry. In this short article, we’ll tell you how we do it.

Before we begin, keep in mind that we have experience and scale. This isn’t our first rodeo, so we’ve got our system down. It will take you a few deals before you start to get the hang of it. Before long, you’ll be doing volume like a pro.

We’re also very, very lucky to have an experienced Interior Designer (one with a formal degree…not someone that simply woke up and decided to be a designer) on staff. She not only chooses the finishes for our rehabs, but she also has the background to determine what walls need to be knocked out and what needs to be done for us to get top-dollar. She has set up accounts for us with not only the big box stores, but local cabinet makers, granite yards, and flooring dealers in the areas in which we operate. We get discounts on all of these items that allows us to add to our bottom line.

If I were you, I ask your contractor where to set up accounts. Find dealers that supply a quality product that doesn’t cost an arm and a leg. You want the place to attract buyers or renters, but you want to make sure you are able to keep those costs down. Contractors, good real estate agents, and other investors in your area can help you to find the right place to buy materials.
